By purchasing PDF or electronic files of a plan from Heritage Home Designs, LLC, you receive a non-exclusive, non-transferable license to construct a single home using the plans purchased. This license is granted solely to the original purchaser and cannot be transferred to others. You may reproduce or modify these plans only for your own construction needs for one single build. Unauthorized distribution of copies to third parties unrelated to your single build is prohibited.

Marketing use of our products is strictly limited to promoting the sale of individual homes built from the plans. Any other marketing use is prohibited. The Heritage Home Designs name and logo are trademarks of Heritage Home Designs, LLC, and any unauthorized use is forbidden.

Building Codes

Heritage Home Designs, LLC plans meet or exceed the International Building Code (2012 Edition) and the International Residential Code for One and Two Family Dwellings (2012 Edition) with Amendments for standard conditions in North Carolina, South Carolina, and Virginia. The date on the plan indicates when it was originally created. Although plans may reference outdated codes, they have been reviewed to meet current standards. Consult local building officials for any required adjustments to meet specific local codes and site conditions. If building in NC, SC, or VA, plans will be stamped by our engineer if the engineered plan option is selected at purchase. However, plans for construction in mountain and coastal areas will need additional considerations due to varying building codes. Most municipalities require plans to be sealed by a licensed architect or engineer. The purchaser is responsible for meeting these requirements. Heritage Home Designs, LLC is not liable for any changes made to the plans, and you assume full responsibility for the accuracy of any modifications. HVAC and plumbing diagrams are not included; consult a local mechanical contractor for suitable systems.

Plans from Heritage Home Designs, LLC are protected by U.S. copyright law. Any reproduction, use, or distribution must be expressly authorized by Heritage Home Designs, LLC. All copyright and title information must remain on all prints, electronic files, and sales media. Heritage Home Designs, LLC must be credited as the original designer of the plans and any derivative works. Copyright infringement penalties can be severe, including actual damages, profits made by the infringer, statutory damages per infringement, and legal fees.

As we have no control over your construction process, Heritage Home Designs, LLC makes no warranty, express or implied, regarding the content or use of the construction documents, including but not limited to any warranties of merchantability or fitness for a particular purpose.
